The average rent in Austin varies by neighborhood and property type, but as of 2024, one-bedroom apartments typically range from $1,300 to $2,100 per month. More central areas like Downtown, South Congress, and East Austin tend to have higher rents, while suburbs or outlying areas like Round Rock or Cedar Park can offer more affordable options.


I recommend not looking in-person at properties until you are 3 weeks out or less from your target move-in date. The reason for this is because most landlords will not wait to start a lease further than 2-3 weeks out from the day you tour it. 


To apply for a rental in Austin, you'll typically need a government-issued ID, proof of income (like recent pay stubs or tax returns), rental history, and sometimes references. Many landlords also require a credit check and background check as part of the application process.


In most cases, utilities are not included in the rent in Austin. Renters are usually responsible for paying for electricity, water, gas, internet, and trash services separately. Some apartment complexes may include certain utilities (like water or trash), but it's important to clarify this with the landlord before signing the lease.


While not legally required by the state, many landlords in Austin do require renters insurance as part of the lease agreement. This affordable policy helps protect your personal belongings in case of damage or theft, and it may also provide liability coverage. Policies typically cost between $10 and $20 per month.


If you need to break a lease in Austin, you’ll likely face early termination fees, which can range from one to three months’ rent, depending on the lease agreement. Some landlords may allow you to sublease or help find a replacement tenant to mitigate costs. It’s important to discuss early termination clauses with your landlord before signing the lease.


Texas law requires landlords to make timely repairs and maintain the property in a safe and livable condition. If something breaks or needs fixing, tenants must notify the landlord in writing. The landlord has a reasonable time (usually 7 days) to make the repairs. If repairs are not made, tenants may have the right to withhold rent or make the repairs themselves and deduct the cost from their rent, but it’s crucial to follow proper legal procedures.


Emotional Support Animal (ESA) is an animal that provides comfort to individuals with emotional or mental health conditions, and under the Fair Housing Act (FHA), tenants with an ESA have certain rights. Landlords must make reasonable accommodations for ESAs, even in no-pet properties, and cannot charge pet fees or rent. To qualify, tenants must provide an ESA letter from a licensed mental health professional. However, landlords may deny an ESA if it poses a health or safety threat or would cause significant property damage. Unlike service animals, ESAs don’t require special training.
